There are currently 35 units on the market at ALLURE ranging in price from $158+k to $1.8+ Million for a penthouse. FIVE units are currently in escrow and these ALL are listed at $310k and below. This suggests that buyers interested in acquiring a luxury high rise condo at low price points are looking to Allure as a viable option. Selling below duplication costs, the condos at ALLURE offer a lot of bang for your buck.
How are the condos at ALLURE selling?
For the past SIX months, there have been just 7 sales at ALLURE ranging from $140k to $310k.
Taking that sales velocity of about 1 unit per month, and the current inventory of 35 units, I would think that it is an opportune time for Sellers to negotiate an aggressive price per square foot at ALLURE condos.
The W Hotel will be taking over on e of the SLS Towers, across the street. That plus the construction of Genting's Resorts World, should create renewed interest in ALLURE's North Strip location.
